The volunteer Board of Directors is elected by the homeowners, or as otherwise specified in the Bylaws. For further information about the limitation and restrictions of the powers of the Board of Directors, please refer to the Governing Documents. You're welcome to attend any Board meeting, please refer to the schedule listed below.
KCCA BOARD OF DIRECTORS MEETING SCHEDULE
BOD WORKSHOP: First Tuesday of every month at 10:00 am in the KCCA Clubhouse Meeting Room. Residents may attend this planning workshop, but there is no opportunity for residents to speak in Open Forum or to directly address any issues with the Board.
BOD MEETING: Second Tuesday of every month at 10:00 am in the KCCA Clubhouse Meeting Room. (Typically, the BOD meetings are held at 7:00 pm in the months of June, July and August.) Residents that wish to directly address the BOD may do so during the Open Forum.
If you have any questions, please feel free to call the KCCA Clubhouse Office at 503.639.6565. The Clubhouse Office hours are Monday through Friday, 9:00 am to 12:00 pm and 1:00 pm to 4:00 pm.

Please NOTE: The original CC&Rs dated December 14, 2001 was amended three times. Said amendments are included in this folder:
- Amendment Article V 2005 - This amendment changed the King City Apartments payment of KCCA assessments from a quarterly payment to a monthly payment schedule.
- Amendment Article V 2006 - This amendment changed the transfer fee from $1,000 or 1% to just a flat 1% transfer fee on the sale of every home. Transfer fees fund the reserves.
- Amendment Article VII 2007 - This amendment changes Sections 6 & 7 of the CC&Rs that deals with Garbage, Refuse and Compost and Architecture and Landscaping.
 ~ KCCA Liability InsuranceInsurance for community associations can be complex and confusing. The document below will help you understand the insurance policy, obtain proof of insurance for your lender, and answer questions regarding coverage provided under the Association's master policy. If you have specific questions regarding coverage, contact either the Association's manager or the insurance agent.  ~ KCCA Members' Manual 2008 - Updated 2011 2008 Members Manual is the current manual. The attached Members' Manual was slightly updated in 2011 to reflect changes in our Pool Policies as well as the most up-to-date Room Reservation form.

One of the primary business duties of an association is maintaining and preserving property values of residential units and the common property. To do this properly, associations must develop funding plans for future repair or replacement of major common-area components, such as roofs, boilers, elevators, swimming pool components, balconies, asphalt surfaces, decks, and more
An association has several funding options, including periodic assessments over the life of assets, special assessments at the time of replacement, borrowing funds when needed, a combination of the above, or the most common method is the setting aside funds in a special category commonly called reserve funds, replacement reserves, replacement funds, or simply reserves. This folder contains the Reserve Study for the association outlining recommendations for appropriate funding. |
